The lease on a Chinese apartment is for 70 years and is then renewable, but property transfer, (say from a father to a son or daughter) is based on a percentage of the value of the property and seems quite a lot of money for what is basically an administrative/ legal undertaking. Far more expensive in China than in the UK where land registy fees are not as high.

Chinese parents of substance buy apartments in their teenage child/children's name(s) so as to avoid property transfer fees! It matters not whether the apartment is purchased by mortgage, but oftentimes affluent parents are rich enough to buy their offspring an apartment (or apartments) without having to borrow any money at all.
